Warranty and reporting a warranty case

Every Scandikodu renovated apartment comes with a two-year warranty on the renovation works. Here you will find the warranty terms, guidance for getting help fast, and the warranty report form.

Who should you contact?

Before submitting a report, check who solves your problem — that is the fastest way to get help.

Emergency

A water leak, electrical fault or other problem that may increase damage or prevents the use of the apartment.

Contact the building's maintenance company immediately — you can get the contacts from the apartment association. Scandikodu does not have a 24-hour emergency service. Notify us afterwards at the earliest opportunity.

Building and technical systems

Heating, electricity, ventilation, low-voltage networks, water and sewerage, as well as the facade, roof and stairwell.

These fall within the responsibility of the apartment association — contact the association or the building's maintenance company.

A defect in the renovation works

A defect in the works we carried out or the furnishings we installed — for example finishing, tiles, skirting boards, taps or furniture.

What does the warranty cover — and what not?

The warranty covers

  • Renovation works — 2 years from the handover of possession
  • Furniture and furnishings installed by us
  • Household appliances installed by us — 6 months, plus the manufacturer's warranty in accordance with its terms
  • Finishing works conforming to RYL 2012 class II (painting) and RYL 2013 class II (interior works)
  • A one-time repair of noticeable paint cracks during the warranty period

The warranty does not cover

  • Normal wear and tear and fading caused by sunlight
  • Mechanical damage and defects that have developed from it
  • Defects caused by lack of maintenance (e.g. blocked ventilation valves, unmaintained silicone joints)
  • The building's technical systems and common areas — these are the apartment association's responsibility
  • Old parts not replaced during the renovation (e.g. windows, the balcony door, the apartment's entrance door)
  • Routine adjustment of doors and windows, and consumables (bulbs, batteries, filters, seals)
  • Parts affected by works carried out by the buyer or third parties
  • Indirect costs — loss of rental income, temporary accommodation, etc. (we recommend home insurance)

How to report a warranty case?

  1. Make sure it is a warranty case

    Check the guidance above and the examples table. For the building's technical systems, contact the apartment association.

  2. Gather the necessary information

    The apartment's address, as precise a description of the defect as possible, its location in the apartment, and photos.

  3. Submit the report within 5 working days

    Report the defect at the earliest opportunity after discovering it. If damage increases because of late notification, the warranty does not cover the increased part.

  4. We respond and agree on a time

    We generally respond within a couple of working days, request additional information if needed, and agree on an inspection and a time for the works.

Warranty terms

Effective from 6 July 2026 (version 2026.1). The warranty terms are also attached to every sale transaction.

The Estonian version is the legally binding one.
